Door Closers

That box thing at the top of the door is leaking oil. Thats a call we receive from time to time. That box thing is a hydrolic door closer. Its been around for over a 100 years. The main job of the door closer is to control the door. Good quality door closers control the door opening and closing. When you pull the door open you wind a spring. The spring unwinds to close the door. The hydrolics controls how fast the door closes and that closing speed is adjustable with valves.

A door with out a door closer can be dangerous. Wind can pull the door open and damage hinges. The door can slam and injure some one in the way of the door. New Cook County Law for Landlords

Starting January 1st 2012 it will now be required for all land lords to rekey any rental property each time a new tenant moves in. The law affects all rental properties that have over 4 units and are in Cook County.

The average cost to rekey an apartment is $100.00 to $150.00. This is a small price to pay to provide security to your tenant and obey the law.

Fire Rated Doors

Does your facility have any fire rated doors? You can tell by the fire label that is located on the hinge side of the door or on top of the door. These doors require certain types of hardware. In all cases the doors have to be self closing and self latching.

In a fire it is important these doors work correctly. The Lock Pros, Inc can survey your facility and give you a report detailing which doors are fire rated and any repair recomendations if needed.

Some states require this report be done annualy. Illinois has not adopted that yet but can become law soon.

Emergency Preparedness

Does your facility have a documented emergency preparedness plan? In an emergency such as a natural disaster there should be a documented plan for keeping your building secure. The plan should include who will survey and report building damage and security issues.

Did you know some electric locks actually unlock with the loss of power. Some of these locks are used widely on exterior doors. These locks should have battery back ups in place. If the batteries do exist how old are they and are they fully charged? How long will the batteries last is another concern.

Being able to physically lock your building or certain areas could also be a problem. You should keep at least a few spare locks and possibly some chains and padlocks on site.

Alarm Lock Trilogy

We installed a weatherproof unit in a car wash over three years ago. To date there has not been any problems even during the winter while surronded by water vapors.
